Real estate flipping means buying a property, improving it and selling it at a price that rewards both the investment and the time involved. Done well, it is one of the most direct ways to create value in residential property; done badly, one of the quickest ways to lose it.

Where the value lies
The margin does not come from the refurbishment itself, but from the gap between what the property is worth today and what it will be worth once it is ready to live in or to build on. That gap can come from a refurbishment, a change of use or securing the licence that allows a project to go ahead.
Three keys before buying
- A realistic exit price. You need to know what homes on that street actually sell for, not the asking prices on property portals.
- A budget with headroom. Works, licences, taxes, financing and marketing, with a cushion for the unexpected.
- Clear timelines. Every month of delay eats into returns: licence, works and sale must be scheduled from day one.

How we do it at Vaguada
We apply this model in two ways. The first is buying and refurbishing homes to sell them ready to move into, as we did with the apartments at Lirus, in Bormujos. The second is buying a building, drawing up the project, obtaining the licence and selling it with everything in place, as at St. John of God, at Ximénez de Enciso and at Santa Lucia.
If you are interested in investing this way, our Investment page explains how we structure each deal.
