What a property developer is and what it does

A property developer is the company that drives a housing development from start to finish: it finds the land or the building, decides what to build, secures the financing and the licences, hires the contractor and sells the homes. It is the party that takes on the project risk and answers to the buyer.

What a developer does

  • Analyses and buys. It studies the location, the planning rules and the market before committing a single euro.
  • Designs the product. Together with the architects, it decides how many homes, what size and what specifications.
  • Finances and obtains permits. It combines equity and bank financing, and obtains the building licence.
  • Builds and supervises. It hires the contractor and keeps track of costs, deadlines and quality.
  • Sells and hands over. It markets the homes, signs with buyers and is responsible for after-sales service.

What to check when choosing one

Before buying off-plan, it is worth checking that the developer has been granted the licence, that deposits are protected by a bank guarantee or insurance, that the specifications are set out in detail and that it has completed buildings you can visit.
