Investing in housing: what it offers and what the risks are

Housing remains one of Spanish savers' favourite assets: it is tangible, easy to understand and, over the long term, has kept pace with inflation. But the fact that the sector is attractive does not mean every deal is. The opportunity lies in choosing well where, how and with whom.

What real estate investment offers

  • A real asset. Behind the investment there is a property with its own value, not just a share price.
  • Protection against inflation. Over time, house prices and rents tend to adjust to the cost of living.
  • Diversification. It behaves differently from equities or bonds, which helps balance a portfolio.

And the risks worth knowing

  • Liquidity. A property cannot be sold in a day; you need to invest with a time horizon.
  • Execution. Licences, construction and sales can be delayed, and every month counts.
  • Financing. With higher interest rates, an over-leveraged deal loses margin.
