Investing successfully in real estate has less to do with timing the market than with applying a few rules with discipline. These are the seven we follow at Vaguada before committing capital to a project.<\/p>\n

  1. Understand the asset and its surroundings.<\/strong> Location, planning rules, real demand in the area and actual sale prices, not portal asking prices.<\/li>\n
  2. Set goals and a time horizon.<\/strong> What return you are after and how long you can hold the investment without needing the money.<\/li>\n
  3. Run the numbers prudently.<\/strong> A full budget, including taxes, financing and a margin for the unexpected. If it only works in the optimistic scenario, it does not work.<\/li>\n
  4. Do not over-borrow.<\/strong> A significant share of equity gives headroom when rates rise or timelines stretch.<\/li>\n
  5. Diversify.<\/strong> Better several deals of different profiles and locations than all your capital in a single one.<\/li>\n
  6. Choose carefully who you invest with.<\/strong> Track record, transparent information and aligned interests: the developer should also have its own capital at stake.<\/li>\n
  7. Keep a cool head.<\/strong> Real estate is a business of long cycles; hasty decisions, driven by euphoria or fear, tend to be costly.<\/li>\n<\/ol>\n
